Need a Home Inspection?


Purchasing, selling or building a home or cottage can be confusing and stressful. Be prepared for the inspection process, attend your complete home inspection with a follow up to make an informed decision with our qualified, insured home inspections. Further testing methods for mold and air quality issues may require additional testing with ProLab - the leading provider of environmental laboratory testing and a possible remediator to create security for your health, home or cottage.

Preparing For Your Inspection

yes or select sign  We encourage you to attend your inspection with the home inspector. This experience through the process of        your questions, answers and observing potential problems will help you to make a knowledgeable and informed
       decision.
yes or select sign  You are to have either the real estate agent or vendor arrange for your access to the home at the time of the         Inspection and it is advisable for the vendor to not be present for the inspection process.
yes or select sign   We recommend that there be a minimum of distractions during the inspection. For this reason, we suggest you         have the least number of children, family members and friends present.

yes or select sign  You must get permission from the vendor if you would like to bring a camera along.

yes or select sign  To ensure you have our undivided attention we do not carry a cell phone during the inspection.

yes or select sign  It would be advisable to ask the vendor to ensure that the Inspector has clear access to the attic, the crawl        spaces and the furnace room area, etc.

yes or select sign  The Inspector is not allowed to move furniture or personal possessions in the home or cottage and can only        assess the visual aspects of the home, i.e. not behind walls, etc. Cluttered basements would pose a problem by        concealing wall conditions, cracks, moisture problems, etc.
yes or select sign  Please allow approximately 2 to 4 hours for the inspection process (depending on issues such as age and size,         this will vary).
yes or select sign  If you have questions beforehand, have a list prepared, by room, to address with the inspector before, during and        after the Inspection.

Upon completion of the Home Inspection

You are provided, on site, with a customized binder containing a complete detailed report covering important issues as established by NACHI Standards of Practice and Code of Ethics along with photos. We keep a copy in our files, enabling you to go over the issues with us at any time. You will receive by mail a CD of pictures taken during your Inspection for your personal reference. Upon your request, we will provide your real estate agent or lawyer a copy of the complete report.

As trained Inspectors

We will be looking at every visible area of your home or cottage inside and out and inspect areas we are unable to take you to. You are encouraged to accompany the inspector, inquiring about any previous concerns you have, as well as any that may arise by yourself or by the inspector during the process. Guardian Inspections is qualified to test for mold and air quality assessments. Currently for other concerns an outside independent contractor or a remediator will be required to assess the situation. Some concerns may require additional testing and costs.

Additional Testing & Procedures (mold and air quality)
Further testing methods for mold and air quality issues may require additional testing with ProLab - the leading provider of environmental laboratory testing and a possible remediator to create security for your health, home or cottage.

We enter the premises wearing a Tyvex Suit, respirator, ear plugs and rubber gloves.
A visual assessment will be made of the concerned areas. On completion of collecting samples with various equipment, swabs and tape tests, a chain of custody paperwork will be put into effect. The laboratory results will be returned in 4 business days and the report will include a cover letter, a summary identifying the findings, the actual lab results, photo logs and field sheets.

Staffed with Certified Indoor Air Quality Professionals, Radon Measurement Specialists, Ph.D. Mycologists, Chemists, and registered clinical laboratory technicians, PRO-LAB® has the knowledge and experience to assist in any environmental investigations. PRO-LAB® is the first laboratory to offer all lab supplies bundled together with the lab analysis fees for simplified processing.

Methods of Inspections

Visual Inspections
The visual inspection is the initial step in identifying possible contamination problems. We will look for any visible water leaks as well as any moisture stains found on ceilings, walls, floors or under counters. The air conditioning and heating systems, attic and crawl spaces will be checked as well. Special equipment is used to identify visible areas of mold growth and water damage. By combining a visual inspection with air, tape or swab sampling, we can identify the hidden source of mold, allergens and indoor pollutants and the extent of any acute or chronic water or moisture damage.

Air Sampling
By sampling both the indoor and outdoor air we are able to determine the amount of airborne contamination in a building. This type of testing may be necessary if the presence of mold, allergens or toxins is suspected, but unable to be identified by a visual inspection. Usually the indoor sample is taken while the heating and/or air conditioning unit is operating, ensuring the interior air is effectively tested. The results will be compared to see if a problem exists.

Tape / Swab Testing

Tape/swab samples are mainly collected from visible moldy surfaces by wiping the area with a
sterile swab and sent to the lab. This type of testing will identify specific mold types.

Four typical steps of a professional mold remediation Company

1. Containment: Technicians isolate the area of contamination to minimize the spread of mold spores to other areas     of the home.

2. Filtration: HEPA air filters and negative air machines run continuously throughout the project. Mold spores, dust,     MVOCs, gaseous compounds (i.e. Radon), and other airborne debris are removed from the air.

3. Removal and Cleanup: Contaminated materials that cannot be cleaned are removed according to mold remediation     standards. Sheetrock, carpet, furniture, and other damaged materials will have to be replaced to prevent mold from     returning.
