Health
Whether you are the occupant, buying or selling a home or cottage, health concerns may arise. These issues may involve your heating and air conditioning system, ventilation, etc. that may lead to additional testing

Due to the shortage of oil, natural gas and electricty, etc, the industry has changed their methods of making older and new homes more energy efficient. It is now common practice to make some homes air tight by heavily insulating and wrapping the exterior with a vapour barrier to the point of causing possible environmental issues.
Kawartha Environmental
is qualified to test for mold and air quality assessments. Currently for other concerns an outside independent contractor or a remediator will be required to assess the situation. Some concerns may require additional testing and costs.

Legal
Estate matters
are always difficult and stressful. When a home must be sold or bought out, it would save a lot of grief and anxiety by having a Professional Home Inspector assess the home in order to have an accurate and fair value placed on the property. New Home (Progressive or Pre-Delivery) New Homes*
A newly constructed home is usually built by a variety of tradesmen and sub-contractors. With so many different companies and individuals involved in the process, problems may go unnoticed or overlooked. An unbiased, impartial professional Home Inspector will perform an overall inspection on your behalf to protect your investment.

You may decide to use the services of a Home Inspector during the phases of your new home or cottage construction. A clause to this stipulation can be added to your Agreement of Purchase ensuring inspections are permitted. It would be advisable to have a Home Inspector attend your Pre-Delivery Inspection to point out any deficiencies before you take up occupancy and money changes hands. During the PDI inspection you will be required to make a list of deficiencies you notice with the builder’s representative and your Home Inspector. The builder generally has 30 days to repair these deficiencies to your satisfaction.

1 Year New Home Warranty
A warranty that is about to expire is a good reason to protect your investment with a qualified, insured Home Inspector. Before this expiration date the builder is responsible to repair, at his expense, any problems that you are aware of or that have gone unnoticed and have been brought to the forefront by the home inspector.

Nearing the end of the warranty term you will be required to supply the Warranty company with a final running list of all home deficiencies (including repaired items). Unable to Personally View
